Just a little background for me: I own 3 Duplex & 5 SFH (acquired for $700K in total) with my partner in just less than 2 years and generating high cash flow of $6K every month from all of my rental properties.

I have found two major flaws in my original plan of just renting this house out and making do with what it generates. 1) the ROI for this property isn’t high enough.

Ideally, we want to invest in Buy and Holds, but this flip will help generate a down payment for a buy and hold.

It would be even cooler if it would generate the report I would then use to talk to partners and investors.

I know a lot of investors that just want to focus on the passive side so they can continue to spend more time with family, generate income to ease up on hours at their full time job, preserve wealth, grow their retirement savings, ect.

I understand this would probably prohibit me from getting a 10% down loan but if it allows me to show the income generated from the rents on the property to maximize the income over the debt is something I'd consider.
