Listening to her got me hyped about Detroit.  2k properties did not appreciate.. they sold 50 years ago for more money than that and peaked about 2000 in the 100k range.what happened was a epic melt down of real estate values unseen anywhere in the US or world probably for that matter.so they are just crawling back up to where thence they came.. they have no appreciated.. heck they would cost 200k just to rebuild.

I would say at 60-70 you're just hitting stride in terms of scale but you not at peak efficiency for a single PM and a single maintenance guy until around 90-100 units.

If you used tax valuation anywhere to figure depreciation, you messed up 2019.If A=yes, and B=yes then 2019, 2020, and 2021 will all be different amounts.

It's only leaked a bit where the peak/shingled part meets the flat root, probably because some bricks fell from the chimney (that's another story).

And once all the flooring is out take a really good peak at the interior and see if that eliminated some of the smell or if it's in the floorboards/slab.
