@Nicholas Petz -- I used infousa for my list, and initially made a few phone calls before finding a little hidden (no google my business page) facility on google maps. 

A lot of other wholesalers and realtors are taking time off the phones, so you have a better chance to stand out.  

My property manager has called the former renters, but they have since "ghosted" him and are not returning his calls.I have the former renter's new home address, phone number and email address. 

I just consistently contacted them via email and phone until they begged me to leave and let me out of my contract early.When it comes to leaving with vacancies, that sounds like a good thing.

Is there a App or a site for your phone where you can just add each rental property and what ever receipts or maintenance you can just add right to that property for tax time to make it easier.

I have tried many other things, but those tried and true methods will make the phone ring. 

I am currently speaking with a lender who has been incredibly helpful thus far but I am always eager to have a phone call with others who can offer different perspectives (especially if they are coming from the investment angle primarily!)

…Copies of any contracts that will transfer to buyer including laundry, trash, phone, equipment, etc.
