I've been telling the RE agents (all have experience working with RE investors) that I want to focus on flipping right now, but I'm worried about the timing considering by the time we find and close a deal, rehab and ready to list, we would be in holiday season - probably the worst time to list a home.  

Unfortunately many investors, landlords and developers even seasoned ones don’t understand the nature of the Electic and Natural gas supply contracts they enter or have a long range plan.

He said that the gentleman told him that he isn’t making very much money on the property and that he probably needs to sell it along with a couple of SF homes and a duplex that he owns.

I haven’t started investing in rental properties yet, but one of my steps towards my goal is to glean as much as possible from the seasoned pros here.

If I decide to refi down the road, I should be able to avoid seasoning and other potential problems of cash-out. 

I am looking into vacation rental in south Florida and was curious in how you have found seasonal renters 1 to 3 months or so.

Since I will only own 3-4 properties by the end of this year I want to avoid overpaying for high end CPAs who work with seasoned investors with hundreds of properties.
