One lady I interviewed and received a bid from is smooooooth in her words, so much that you really want to work with her. 

The other agent is just a great girl that promises of course to do her job but we do have a great click and she feels like a very driven girl/lady;).

I have found that foundation companies can have wildly different ways of dealing with an issue.

So there is this lady that lives across the hall from me.

We are at that dangerous time in many areas.I am just saying that just looking at average numbers and not knowing an area will send you on a lot of wild goose chases.

Unless you expect the market to improve wildly in the near term you might be better off taking the cash and redeploying it closer to home and saving yourself some headaches.

HELOCs are kind of the wild west, with each regional bank seemingly doing whatever they want.Granted in my area, there is high appreciation, so they might be banking on that when handing these stated income HELOCs out.

Also spent some time talking with an attorney, a few friends/lenders, realtor/lawyer/investor, and of course, the TAX lady.
