I would stick with 2 night minstays for Mon/Tue/Wed during the periods of low demand. 

Self-storage done right is great. i could never image saying that I would rather own house and deal with the things you have to deal with ( I have done it before) rather than self-storage. if someone is having issues with late payments, they are not managing it properly.

My wife and I bought a 40 acre property we lived on and based an Ice Sculpting and wedding venue business from for 20+ years.
