1500sf, 3 bed, 2 bath (of yeah, did granite on old cabinets in the baths too) $100,000

I’ve been looking around town and would like something with a water view, preferably intercoastal and like the areas around perdido key. 2 bed/2 bath under 250k that needs rehab.

That being said $30/mo in cashflow sure wouldn't get me out of bed in the morning! 

Right around that tome I was 11 years in on buying in Bed Stuy.

@Ken Badziak  I am pretty sure the moment you put up a house on criags list or your website that you do not own.. describe it with bed bath etc.. your engaged in real estate brokerage activities and that requires a license.. flipping homes is legal for sure.. but going about it like your a real estate broker simply is not..  

I go by all of my properties once a week, I had to call him to tell him and text him pictures of the grass which was a foot high and there were weeds and garbage all in the shrub beds.  

Temecula CA in the wine region. 3 bed 2 bath renovated property 2500 sqft on 2.5 acres.

Putting in a couple of hours each night before bed to market watch and do your property research.

With 4 beds it should rent for $1,700 - $1,800 a month which would get it pretty close to that 1% rule.

I purchased a property to convert to a bed and breakfast an would appreciate any advice or resources on how to get started.
