Its always tough to make the case that you live in a multi-unit and you are moving to another multi-unit.

Another way I will support purchasing SFH's is to have a General Contractor that lives where you are buying out of state and you feel they are trustworthy, experienced and communicates well.Be careful when paying for work done except for maybe an upfront fee for materials. 

Instead of watching Clayton's podcasts, why don't you Google a few terms like "Clayton Morris Scandal" or "Clayton Morris Ripoff" and see if any interesting educational material pops up? 

YUP tough one.. market has cooled .. for used homes new construction remains robust.. especially if its same school district.IN CA we would accept the negative and rent it out and probably anywhere west coast..

They have a good insurance package, but finding a home is tough. 

Maintenance will be material only.

Can be tough to line up properly at times since short sale time frames are speculative.
