However, I've also found that if we make the process overly cumbersome or put too much required work on the lender, they'll just back away and become less interested because it seems to scary or unsafe or more work than they wanted from a passive investment...when in reality we could have the debate that it's safer than throwing money into the black box that is your mutual fund...but since that's socially acceptable people just do it.

I dealt with this garbage when I repositioned my properties and I can tell you that you will be on parking cop/tenant dispute resolution duty going forward.The only way to deal with irrational children who are throwing a tantrum is to reward them with a picnic table and $50 grill.

I have seen wayyyyyyyyyyy too many California investors throw their money over here without flying over to taking a look at the area for themselves and they are usually in a bad situation because they didn't do so.
