Quality and honest contractors are considered "unicorns" here in Austin and I suspect the same in other markets.

I suspect that 100% = 720 score and mine isn't there yet but I'll get the data and then that may be an option in the future. 

Are there professionals out there who specialize in investigating real estate deals that have concluded, when an outside party suspects things done in the deal may have broken ethics, rules, or laws? 

Springfield has some suspect and sketch neighborhoods next to it.

For every one of these that are missing it’s hard to make a deal.Working with this criteria I would say your suspect property is not a deal.

I have 3 issues with the tenants' complaints which make them sound very suspect:1.

you may want to go to the BRE website  right on the front page is a tab to turn in those suspected of selling RE without a license.. so I would imagine that most title companies want to deal with those that close then resell. you can always do that without a license..

Not sure if that would help or benefit with anything.I suspect if I move it to her name, I would have to have her file for a new EIN the same way.FYI - I had filed the papers for the business using a third party site and it was processed at the State like 2 weeks ago. 

I suspect investors are going to want to get away with majority of the profit.If you still want to pursue, it’d be best to form a partnership with an investor or investment group and gauge interest
