you may want to go to the BRE website right on the front page is a tab to turn in those suspected of selling RE without a license.. so I would imagine that most title companies want to deal with those that close then resell. you can always do that without a license..

I suspect investors are going to want to get away with majority of the profit.If you still want to pursue, it’d be best to form a partnership with an investor or investment group and gauge interest
