hello, Julio, I strongly recommend you look into joining South Jersey Real Estate Investment Association.

Some of us feel very strongly about specific items and would be happy to travel to the meeting, but if we request an agenda the "right" way - via the certified letter, the moment is arrives, it's useless, the meeting would be already over, given that the requirement to post an agenda is 48 hours in advance.

Filing is easy and cheap in CT (around 120$ in CT and all form available on line), but you still need to go through all those steps and draft an organization agreement.My accountant is the one strongly suggest to form a LLC for each property. 

I have a very strong network locally and know a bunch of attorneys and other individuals who have traveled to Island after recent events.

I feel pretty fortunate to be in a strong investment market.

And even if reserves look strong, be aware that you have almost no control over what the board does unless you are on it, and with the one condo we do own, I'm shocked at what they are willing to spend on, and they have no problem raising our condo fees each year.  

Great splits,  no quotas,  can work full or part time, great support local or remote,  agents throughout state,  strong systems in place.

I believe strongly in networking and its benefits and have seen other bigger pockets members benefit from local meetups.

If it's a lender we know nothing about, they strongly encourage the buyer to at least do a phone application with our preferred lender so we know that the buyer is good.For this particular property - make sure you have fantastic pictures, reduce the price to your contracted price, and talk about that in the descriptions.  

Our real estate market is extremely strong here and so is the competition, which is driving up prices.
