I would also be mindful of those that have not been in the military long because most junior service members (but definitely not all) will have gone straight to living in barracks after graduating high school, and have never had a house of their own to take care of, potentially bringing you similar issues as college students.

I also forgot to add that the profit return is done straight 70/30 on everything which I thought was interesting having recently listened to Ken McElroy saying the pros/cons of that compared to a preferred return.

And in a cash out your LTV is going to be much lower and as I just found out there's a premium being put on cash outs vs straight refis.There is a hybrid middle ground you could look at.
