Last I checked my lead photo was just the same.It seems bookings have starting picking back up for us at both our properties. 

They didn't proofread it well (spelling error), and the wording at times seems less professional for what one would expect from a financial institution.

I was originally considering house hacking with a multiplex (and I have over six figures I could put for a down payment) in Philadelphia but it seems that the only places where I could cash flow right now would be in far west philly or in neighborhoods that are boring or not so safe, would be a longer commute to work areas, etc. 

People seem to forget that rent is pure negative cash flow.

One can easily see there's more risk to the LL than the arbitrager would like to admit.It does seem to be working for you, but you also started right at the STR boom, kinda like someone buying a stock a tech stock in late 90's/early 2k's and telling everyone how easy it is.

This area is one that a lot of investors seem to avoid.

Looks like you've hit a hiccup with your lease agreement and a tenant who's found a loophole.The key is that technicalities matter, and while the phrase "paid before move-in" seems straightforward, it can be interpreted differently.
