Because it is the LP itself that is exchanging and not the individual members.So bringing this back to Alicia's question - I think for serial syndicators having a business model where they raise money, buy, stabilize, operate and then sell a syndicated asset with a 1031 is an incredibly powerful tool for the syndicator.

@Mora Clark  I think it's interesting that everyone is telling you to raise rent without knowing more details on your specific property.I am not clear on how well you know Huntsville, but 35810 is an incredibly variable area code;  it includes everything from B to D class neighborhoods, although the majority are typically C class for the 1950s to 1970s built houses.

Hi @Manuel Rivera,I agree that in most cases, you should reach out to local or regional banks. 20% down is pretty standard but might vary according to the credit score, location, borrower's strength & experience, and more.
