This is really rare though, vast majority of unpermitted additions go unnoticed and i would say a 3rd of the single families I sell have some sort of garage conversion or something unpermitted. 

For example if say a tenant destroys a carpet and the carpet is 10 years old you may not be able to charge for that as carpets have a 5 year life span.  

@Deniqua Antoine definitely hard to say as everything thus far has been a learning experience.

Price as you said is much higher than say a 3 ton central air unit but savings in cooling in areas your actually occupying rather an entire home.

Id say a 1 in 10 chance is something I would not define as "very small."

I'd say a bit higher for the brick homes - probably $150/sq ft.

If you can find a property, say a duplex for example, in which the current market rent for the other unit covers most or all of your total monthly cost, and you can secure long term financing for it, it would be a win in my opinion.
