This is really rare though, vast majority of unpermitted additions go unnoticed and i would say a 3rd of the single families I sell have some sort of garage conversion or something unpermitted.

For example if say a tenant destroys a carpet and the carpet is 10 years old you may not be able to charge for that as carpets have a 5 year life span.

If you can find a property, say a duplex for example, in which the current market rent for the other unit covers most or all of your total monthly cost, and you can secure long term financing for it, it would be a win in my opinion.
