As far as I can tell they are not in foreclosure yet, but they’ve had their utilities shut off due to nonpayment.Do y’all know of any way to check if the electric and plumbing is in good condition when the utilities are shut off?

Granted, as many have said, there are plenty who won’t help themselves and they shut down in denial, and I just move on to someone else.

There are many rules and they have the power to shut down your account at any time.

Lights were extra bright, shutting off the breaker to the fridge caused lights to flicker, and some bulbs burnt out while I was there. 

Imagine going into a restaurant and the waitress demanding you pay her in nickels every 5 minutes.

I grew up in Napa.. its multi billions and Oregon is 25 years behind Napa but slowly catching up.its good for farm workers and some retail.. what you get though is tons of restaurants that could no way exist in these areas can make a go of it plus hospitality and i bet STR really work too in the Dundee hills were its all county and there I am sure is no restrictions at least not yet. unlike Napa and Sonoma counties highly restrictive STR regsOregon land use while highly restrictive in the farm forest ag land .. if your in the city and zoned its some of the easier places to pop up 50 homes anywhere on the west coast.. not simple but nothing like CA or parts of WA.

The big problem I see is that these small, more isolated towns have a pretty thin employment base and if one pulls out or shuts down, there goes a lot of jobs that reduces the tenant pool.

Buy and hold close to college campus, downtown, and restaurants.

(UCF) and also next to a plethora of great restaurants and an out door shopping mall (Waterford Lakes Town Center).

This condo has all the amenities from pool/hot tub, gym and a couple restaurants.
