In his REI model he uses an "unsecured line of credit" with a local bank that he has continuously built a relationship/trust that has allowed him to be more flexible that even portfolio loans.

The yin-yang in seasoned vs newb -- when you're dealing with someone that's seasoned you tend to get laxed and not check certain things out because you know(suspect) that they know better(more trusting relationship).

We will see how much feedback we get.So far the pro's that I have heard that telling them you are the owner gets you more respect from the tenants and that you can build better relationships with tenants to have them stay longer.

It just so happens I stumbled across this whole sale investment company, and I got involved...I was like a kid in a toy factory out of my mind with joy, it was like riding a bicycle on the phone making deals, going out looking at properties, building relationships with buyers, sellers, agents, brokers, ect... after, really my first month I knew I had to start my own company... however I stayed with the company for 7 months, and decided now was the time to do my own thing, I know the game, I also know I have so much more to learn, if I built a thriving wholesale investment company once before I can do it again.
