I have had numerous people reject that offer and then come back months later asking if I was still interested or respond to the drip campaign ready to sell at my price. 

I need conventional financing because I don't have a massive cash reserve and I'm looking for distressed properties because that what I can afford and I would like to do as much rehab as I can in my free time (I have a decent woodworking business so I have a lot of tools and experience).Do banks reject financing for all distressed properties or just ones with major structural or roof issues?
