I was hoping to see if anyone has had recent experience.

Everything I have read says I wouldn't get a 2nd conventional loan right away even though my numbers are excellent (credit above 800 and over $500k in my 401k with a monthly pension). 

We have rates in the Mid 6% rate and I expect them to drop in the coming months.As for your situation, I don't think I would look at owner financing as you don't get to experience the price appreciation. 

As much as I read about it, the guidance seems so wishy-washy to me.

I'd encourage you to find an investor-friendly agent who has read a lot of inspection reports and knows how to spot issues.Connecting with a local agent who has experience with multifamily investments can be incredibly helpful.

This experience was great and opened my eyes to the world of Real Estate.
