We are about to grow like the SF mining town days.

This way you slowly grow your property portfolio and beneffit from low long term loan rates.

My 2nd mortgage (Heloc) is for $117,000 at .5% above prime (Payment $800 and growing).

My goal isn't necessarily building cash right now, but is growing wealth in the long term.

But how can do some dew diligence on the place. how can i find out how rent is doing or if the city is growing etc.

The area we have targeted is where we grew up- so we know it well, and has better projected revenue for us- the area is growing and alot of commercial investors from NYC are putting money into the community: parks, arts/crafts store fronts, cafes, restaurants.
