Looks like you have the attorney help on contract which is good, but there are other even more important factors here that your attorney is not capable of assisting with.

Trying to wholesale an already overpriced property that does not need much of any work is impossible and useless.Why not refer to your friend to a better agent capable of properly marketing and pricing the property?
