Even though I don't have experience persay as a property manager, I have a marketing degree and am a licensed loan officer and real estate salesperson -- do those count for anything??

If you hire one, you really need to be involved to some degree to make sure they are doing a good job for you and making you the most amount of money possible. 

Where I live it can get to at least -5 degrees in the winter.
