Somehow the mental image must be of some fat cat rolling around giving orders, not showing up in work boots and doing some yard work. 

There’s a lot of “grass is greener” mentality in real estate investing and it doesn’t sound like you know (today) how what you own pencils out.

This townhome is a 5 bed/ 4 bath with 2020 sqft so it's got more than enough room for bigger families while also being versatile to smaller families who may want to use the extra rooms for storing clothes and suitcases.

I was told that you can't put food on the table with appreciation.Of course, I do not buy that mentality as it seems to stem from the necessity of cash flow.My only argument in favor of cash flow is this: If you have it, you most likely made a good buy decision and you most likely have a better ROI, and definately a better COC.

@Edward Robinson BRRR is my mentality because of how passive the income stream appears to be. 

I had an easier time (mentally) flipping because once it was off my name...not my house, not my problem.

I got into real estate (mentally) at 2013, but did not buy our first property until i was 25 (primary residence that became our second rental).

Paul, VA still has the old mentality for rental income on other properties owned.
