I was told that you can't put food on the table with appreciation.Of course, I do not buy that mentality as it seems to stem from the necessity of cash flow.My only argument in favor of cash flow is this: If you have it, you most likely made a good buy decision and you most likely have a better ROI, and definately a better COC.
