I have GC's millionaire handbook with me at all times...the other two haven't even heard of them, looked on Google and they are both older billionaires...I prefer someone closer to my age that has relevant experience like GC over those who are from older generation and money, but following anyone that has become super successful, you cant go wrong following or using their strategies, which are somewhat timeless.

There are usually stipulations if you are buying a short shale or foreclosure about transfer of ownership or how quickly you can sell the property, but the title company that I have used in the past will actually write up and file the quit claim for me at no extra charge.The only caveat is going to be in your loan agreement... in most cases, the bank "could" call the note if you do this quit claim and transfer ownership.

At the same time, if I need liquidity the banks will have no problem HELOC me at least 80% of equity (assuming banks care abt the quality of the collateral).

Make sure there aren't requirement for you to hold the property for a certain amount of time.I'm also skeptical that there would be enough left on meat on the bone after you take your fee for an end buyer.
