Determine if there are other liens on the property and who else is in the chain of title.Make a note of the Trustee's information, call Trustee to get additional information about the sale;  is the property being sold subject to any liens or judgments, what is the condition, what will the lender accept, how can you look at the inside of the property, is it vacant, if high bidder will I have to evict the owner or tenant, is it or has it been listed with an agent, if so what's their contact information, will the lender consider financing you if you  are the successful bidder, will you accept an offer before the sale date?

Of course not caught a fish but was the best trip because i was knowing theirs desires and the captain went them to the beach of Super Paradise where  i booked a table  in one of the best restaurant beach bar.The other case where my client asked what  to suggest him to make a romantic dinner in the villa , so I arranged a gourmet meal with chef, small candles floating in the pool and saxophone player playing  jazz music .

To show the chain of wrong information given, when explicitly asked, through her buyer's agent to the listing agent and answer given of 'that'll never happen' she has to include the 2 agents, who in turn can then sue the seller for hiding a known defect, if proven so.

Another caution, solicitation of "investors" can get you in trouble.If you look at or work through teh middle men, brokers, SDIRA managers or any other lending entity, you might as well be talking to HMLs, everyone in the chain wants a cut of the action.It's not hard finding local people and working with people that have little real estate knowledge is alot easier, even though they are savy investors or business people, than working with the professionals that want to see LTV, and qualifying statements.
