Wouldn't landlord / tenant laws come into play here...there is a specific time frame that a landlord must wait if a tenant moves out and leaves behind belongings...after that time frame is up then the landlord can do what he/she pleases with the stuff.

How would you present this to the bank and make sure you make a profit say there 10k in rehab cost then couple thousand for closing then if you had to list it with a realtor 6% at arv of 100k another 6000 now were up to roughly 18k assuming the potential buyer not asking for closing and with a minimum 10k net margin you have to offer a price in 60k to leave room for negotiating.

It's always funny to me how some landlords blame the tenant for leaving, blame the tenant for this or that......but they don't realize that sometimes the landlord is the reason that the tenant does what they do!!
