I’m getting ready to look for my new primary residence in the Seattle area but want to avoid all the bidding wars and am fine waiting for a while.Would it be feasible to secure land that can accommodate at least 2 homes.

Tenants that pay on time and would like to stay another 3-5 years that sounds great to me as a landlord.

Eventually you will find a property you are ready to buy and then you start the land lording process which is your next adventure.  

I was looking into SFH or small Multifamily and have been looking into Philadelphia and it seems not so Landlord friendly per the (landlord tenant laws and asking around)  Many areas are over priced (i.e.

I've made it my goal that by April 1st, I would start taking actionable steps towards sourcing and landing deals I can take to potential sellers/investors.My question is: What makes a "good" deal and/or how do I know when I've come across a "good" deal?

Doubtful this (or most) landlords have deep pockets.

A month-to-month is the best lease you can have as a landlord.
