Actually, I did a cost segregation on a 106-unit property I own, and even though we could only claim 80% of the bonus depreciation last year, it was still a big win for us and our investors.

I would also suggest looking into meetups/join facebook groups to connect with local investors. 

Sometimes just talking it out with someone who’s done it before can give you the confidence boost you need.In the end, you'll have to learn mostly from experience on your own and through others.
