I like to step out of my comfort zone and explore new areas and analyze for potential then stick first.  

I have run across some properties like this where it is in an area of town that is sort or rural pockets next to standard neighborhoods and had no luck finding any comps. 

This article will explore some of the companies responsible for Tucson’s growth and the anticipated economic impact these companies will have on our local economy.

The only ways I would buy out of town is to buy a minimum of 30 units in an apartment complex so you can have enough money to hire a property management company that will take care of the daily stuff. 

They're not in a great part of town and I rent them to section 8 tenants.

Looking more towards triplexes and even considered buying a couple rental houses in a college town that I'm familiar with.

There are some smaller "dying" towns around the country that are offering attractive incentives to young professionals (and maybe even retirees) who choose to relocate.
