Most inspectors are more than happy to explain this during the inspection if they are not find another inspector.As you progress you may be able to get away with forgoing an inspection as you become seasoned to spot, not only a great deal but also know the major things to look for but in the beginning have patience, keep your systems in place, work the leads and make smart choices....... the deal will come

Also, you should definitely speak with your insurance agent and explain your worries.

I had a book recommended to me, and I thought it did a pretty good job of explaining the whole purpose. 

I then show them what I can pay them and explain all costs associated with me processing a deal.

She explained that the property is going to foreclosure and the bank is considering a short sell. 

I would definitely call the lieutenant at the fire department and explain your situation.
