I recently had this very conversation in person with a "we buy houses" guy and it struck me how at different stages in our life cycles, we have different goals. 

Some other thoughts:  On the listing end, one service you may want to offer is staging services.

They should bring a great deal of experience to the table and focus on establishing the price that will attract one or more buyers, staging the property for maximum eye appeal, and market the property with multiple on line databases, ads, and yard signs (if applicable).

I wouldn't rush to pay off the cheapest money you will ever receive in your life, especially at an early stage.

So, if we can get cabinets in on a Friday, we can generally have the house staged and on the market by the following Friday.

All expenses, including a broker's commission, are to be covered by any sum the broker is able to obtain in excess of the selling price net specified by the seller.That listings are seldom used.

Due diligence is my favorite work, though I sometimes may spent excessive amount time on it.

Oftentimes, these folks are looking to dispose of excess material from the project sites and/or have stock piles at their yard.  

Hi Douglas, thank you for that, that was a very informative post and I have decided that Memphis is not the right place for my First Large Multi Family venture, so I am going to keep focusing on other areas.By this I am in no way saying Frayser is bad, it just does not fit my Risk Profile at this stage. 

Instead of enforcing existing laws that were not being followed by a few landlords, they painted with a broad brush and now every landlord in the City is required to have certain language in their lease, identifying what is excessive use of City services (police, code enforcement, etc).
