The lender will also confirm the fair market value and look to have an offer that is in line with the value.It’ll come down to the lender’s guidelines and what the homeowner’s situation is.. that will really determine whether or not they will qualify for assistance.

Under writing to my knowledge will look at appraisers rent valuation, people would be able to fudge deals way easier if underwriting looked at what current rent is rather then fair market value.

Talk to lenders, shop some rates and find a property or two in the area you are looking to find out what you are comfortable paying to have them run numbers on - this will give you your monthly payments fairly accurately.That’s the end of my “advice”.

Besides doing the typical title search, I suggest completing a back ground search on the company (including the state and local jurisdictions to ensure all licenses, taxes, and fees are up to date.
