I am currently getting ducks in a row (aka getting the funds together) to develop a .5-acre tract I own, with power and sewer (not a huge cost), and then electricity.

Door jams are different thicknesses, the electrical is hard to feed through walls, uneven floors and ceilings, etc.

How do I charge the tenants electric and water when everything is on one meter in costly two separate

However, CA is shifting to electric (not sure re the law here) and wall heaters are like $800 at Home Depot.

This property was build in 1890 and I'd hope the electrical, plumbing, and HVAC have been updated but it's something to consider and search out.

Then I reminded him of the $250/month electric bill with a central air VS the window unit which is far less (according to the neighbors and residents I have talked to).

The next she calls and tells me she moved out, doesn't want the place without electric and if the park manager is going to 'disrespect her' like that.

@John GillumYour plan is completely feasible, especially if the property already has utilities (Water, electric, sewer) hook up. 

@Cheryl J McGrath there are many calculators, spreadsheets, and resources out there for analyzing properties, but there's no fool-proof app that can tell an investor everything they need to know about a property--because REI involves a LOT more than just data.For instance, a musty smell in the basement caused by water intrusion, a neighbor with a loud barking dog, a floorplan that's awkward but that could easily be re-arranged, significant settling, the location of load-bearing walls, the routing of electric, HVAC ducts, and plumbing  --these are just a few of the MANY factors that might cause me to buy (or not buy) a property, but none of these factors will be conveyed in data or on an app.
