Secondly, I'm trying to avoid marketing to these motivated sellers as a "hoity toity" real estate investment firm called "Capitol Wealth Builders" when I'm trying to buy their property for steep discounts, and felt "SellHomeNowDMV" could just be a domain I own and do business as when marketing to these folks (postcards, craigslist, yellow letters, etc.).

You are assuming some risk that the Tax Deed could be overturned and you loose the property if the county did not do everything 100% correctly.I own many houses that have tax deeds and this does not scare me because I understand them, but I would at least do a title search and make sure the county notified all owners of record and any mortgage holders.There should still be a steep discount on any property bought that has a Tax Deed.Like I said $2000 would be money well spent for a clear title.

Basically at this point, I owe him for removing 1 plastic shower and 1 tile surround in a bathtub.Yesterday, this guy calls and tells me my bill is $600 from the "remove tile" line item, and says he will give me a discount to $500 because we had our own dumpster.
