I'm not sure what is in your "CYA" disclosure, if it is from guru I'd run that by your attorney as well, they are not all compliant nor sufficient.If the seller has addressed all disclosures required and you have basically told the seller of the pitfalls of a sub-2 transaction, you may be ready to clsoe.......ask the settlement agent.Evidence of good title in ten days is pretty standard stuff as after you contract for the purchase, you have time for a title search and if there are problems you have the opportunity to accept the defects (if they can not be cured) or to continue to purchase.

It’s a great point about property condition and I do try to consider that but before digging into seller disclosure, contacting realtor about roof/appliance ages, I’m looking for a fast and dirty way to do a quick calculation or 2 while looking at listing to assess whether I should acquire those details or not.

Makes me wonder if over the next ~5 years we will see a shift back to hotels which are a much more controlled environment for guests.Full disclosure, I have 3 flips I'm working on right now and I very well may be forced to convert them to short term rentals when I finish the remodels (in the event I cannot sell).

Checked into it at the time, both because the bank, real estate agent, or attorney never notified us we were in an HOA (there are disclosure rules about that), and also if tenant could be at fault for not telling us about legal notices that came to the house.
