I disagree if you are advocating a hands off ADU addition (use of GC, contractors, designer, etc). 

While I love the MTR space and feel it has a lot of opportunity and directions to go in, I can't disagree with others that househacking is an excellent way to get started IF you have a property that suits itself to househacking and if you're agreeable to sharing your property with others.

This is where I 100% disagree, EVERYONE should walk the property and know how to do their own inspection, make the offer get it accepted, and close.

In my opinion it is the best way to make cashflow in markets with high appreciation.I'd love to hear everyone's experiences with MTR and whether they agree/disagree with my list!
