We meet and interview the prospective tenants, we go to closings ourselves, and we sign the mortgages and personal guarantees, and sometimes we do0 the painting or install the carpet, or fix the leaky faucet, or even take the phone calls saying we have a water leak.

@Wesley A SandersonHere are some basic things you’ll probably want to do prior to showing the unit to prospective tenants:1) deep clean of entire place2) make sure smoke alarms are installed3) paint walls4) fix anything that is broken5) clean up outside and make it look amazingThe better your property looks/shows then the higher the rent price you will get.

After I screwed my credit up so bad in my early twenties I feel it's only fair I help others so they don't make the same mistakes I did.After having to explain to quite a few tenants how important credit is and what a credit score is I have prepared a small packet for all prospective or current tenants that gives them information on helping to improve their credit.
