I would look at up-and-coming areas, recently, or soon-to-be completed construction projects (road, rail, infrastructure, etc..) that have not been realized in property value yet..

I used a FHA loan to get in to a HUD home, lived in it and completed the renovation, leveraged huge equity  to finish a second renovation that was technically a new construction loan, sold the rehab, got a partial lien release combined with a re-finance from the FHA loan, pulled $30k in HELOC, bought another rental, moved, and then rented the original SFR...then on and on...lots of moving parts.It's a lot like feeling your way through a maze where you are at right now, but don't be intimidated.

@Ned Carey - I think that's good advice, and conservative as well, but @Rob Wilcox got into buy-and-hold and apparently has done it successfully- maybe he would do well to diversify into building from the ground up.I've shied away from it for the reasons you mention, but dealing with 100+ units of housing, most of which was built over 100 years ago, occasionally leads me to think wistfully about new construction.
