In a normal market renting is cheaper than owning.

Then continue flipping and use that $ for down and seed $ for MF either in cheaper areas of CA or in the midwest.  20 years of a little cash flow and pay off mortgages... retire with paid off houses.  

These are turnkey properties (so rehab done, managed, etc) so if you have an agent or know the area you could perhaps find cheaper props in good cash flow areas, but you'd need to do the rehab on them - plus you'd be fighting with us to buy them ;) There are plenty of markets where you can get a decent cash flow prop for $100k, mostly in the South and Midwest.

In my experience(s), most condo repairs are significantly quicker and cheaper than a SFR.

A smaller, 1-story house will be a cheaper move than a 2-story that may require power lines to be temporarily relocated.

It might be cheaper to hire a lock smith to open the mailbox and get you a key than it is to rent a mailbox at a pay site.

I am in Oklahoma, so things will probably be cheaper.

Interestingly, they aren't the least bit interested in my places at the accurate rent, just the cheaper ones.
