Things such as neutral paint throughout, light fixtures, laminate countertops, no carpets, paint cabinets and change hardware, stainless appliances(if you supply them) and landscaping.  

Spend a few hundred bucks and get a good local RE attorney to draft you a state friendly purchase and sale agreement.

He does tile work installs cabinets, doors, windows etc.

Those are homes in La Junta, Lamar, and other small towns hundreds of miles away.  

So, when I hear other landlords say they use all wood cabinets so it could withstand water leaks...I say that's crazy.

I think you can have a separate inspection for somewhere around a couple hundred bucks whereby they scope the sewer line (run a small camera down the sewer line).
