I am not close to retirement…..I expect to work for at least 11 years longer, and since I love what I do (and it pays well), my thought is that I would work, at least part time, until health or considerations make it no longer fun to do so. 

If the tenant has a health, safety etc. reason for leaving and provides some sort of document that is good enough for us to let them break the lease without penalty (most markets are still packed with potential tenants so you won't be out a bunch of money waiting to fill the space...especially if it was already month to month).

I have a health problem which make me eligible for governmental health insurance.

Mechanical trouble with the car, a family emergency, reduced work hours, a bad health event, and 17 other common life issues could throw her off track and turn her from a tenant that barely scrapes by to a tenant that stops paying rent and drives you into the poor house. 

I was in the same boat, which once again proves behind every successful entrepreneur is a spouse with a W2/income/and health insurance lol! 

If you are doing a conventional loan the lender is going to require electrical and plumbing health and safety issues to be repaired and the seller won't fix a thing in this market.

Wonder why not many customers are not using it( for example: The rates are super high right now in 5.5% range when it drops to 3% will the lender change the rate(without refinancing it and without any conditions(like inability to make payments, losing a job, health conditions etc?)
