Any other advice or clues to look for beyond a normal walk through and a normal bid?  

Or do we need to set up an LLC for each state we have investment properties in (one for the 2 Arkansas houses and a new one for the Indiana house)?

There's extra capital needed to remodel the 3-5th floors, but I don't know what kind of options there are for funding that.The area is on the border between downtown and a less friendly neighborhood, but the city just got a big government agency to move in about a year or two ago.

There WILL be stress as you search for that initial property to buy at a good price, and as you learn how to deal with tenants, get phone calls for a leaky toilet while you're having supper with the family, or that crazy cat lady with pee all over the carpet. 

Just an idea, but what about business cards stating what you are looking for, your contact info and a short statement about a referral fee.  

You have to be hard to make a good wholesaler and a good salesman.  

It wont be long before there's an up-tick in cost, and a decrease in availability.
