I can see where you are coming from with the "Dave Ramsey" philosophy, however I don't believe that philosophy is always accurate because each scenario is different.

You can get one checking account but just make sure you keep accurate records.

Tyler I personally have not found estimating a rehab or fix and flip based on price per sq/ft is very accurate.

Hahaha this is actually ludicrous that this seller expects to have a decent interest in a property without having an accurate representation of the expenses.
