As for location, my rule of thumb is within 1 mile of a public university, 1 mile of a private university, 1 mile of a large well-established company, and 1 mile of a major hospital system, and of course in an area where you wouldn't mind living.

Currently enrolled at Concordia University, I'm trying to take this time in my life to educate myself about real estate investing so I am prepared to make deals once I have enough borrowing power.

That being said, Kitchens, Curb Appeal,and Master Baths seem to be universally agreed upon items that'll help stir up interest and emotions when people look to buy a house.

I have 2 other rentals not too far, but they are on a great block and next to a University. 

In my opinion it is one of the best cities for REI since it has a ton of job growth, even currently, and has a diversity of industries (insurance, fashion, logistics, and University) that are headquartered here. 

The town revolves about the University not to much here besides the University and a engineering facility.
