Hi I have a few LTRs with 10+yrs of managing them but interested in BRRR particularly in Philly area.

My realtor kind of shrugged it off and said it’s not that uncommon in the area (PA, lower income area, old homes).

I will be moving to the Northern Virginia/DC area in a couple of months and would love to meet investors from the area as well as a real estate agent, insurance broker and/or attorney familiar with LTR/STRs.

If it helps, I live in Philly and am thinking about B Class areas- SFH & MF properties.

If I want $400k a month I am in commercial real estate and luxury office in downtown area like K st dc etc.

but maybe it will be like Habitat for Humans  although when you look at their projects houses biult as cheap as code will allow.. so to me I guess if you put them in dead and dying areas to spruce them up that could be an improvement
