There are also special assessments 'voted in' by cities, for a new library, or more emergency services, that appear annually on our property tax bill.

Hoping to get any input on dealers and GCs that specialize in manufactured home installation that you've had good experience with to try to find the right fit. 

I specialize in single family deals, however i don't know anything about Multi family, big apartment complexes.

There are some that do, but so far I haven't heard of one that provides as much coverage as the insurance companies that specialize in short-term rentals (CBiz, Proper, etc)....so if they do you'll want to see what they do cover, and what they don't cover.Mike

plus i don't like the idea of all my eggs in one basketd) i could hire a property manager but they really eat up the ROI and i still have to pay for the materials and subcontractors they hire to fix things anyway.current plan / train of thought:so my current plan is to sell my properties during 2022, use a 1031 exchange and invest in DST (Delaware Statutory Trust) that specialize in multifamily properties preferably in states without state income taxes.
