Could someone point me in the right direction or give me a reference to an attorney who would know this subject.

Hi All.Was wondering if anyone can refer a lender who will do a HELOC in New Jersey or more specifically Middlesex County for investment properties.  

As the others indicated each lender has their own rules (referred to as overlays), when seeking mortgage financing like FHA or conventional is is always best to find a "direct lender" sometimes referred to as a "mortgage banker" as they do not have any bank overlays and underwrite the loans directly to the guidelines set by Fannie, Freddie, FHA, etc.

My purpose is two-fold: 1) to help me keep organized and have a reference manual that I can look back on, add to and tweak as needed 2) provide instructions for every task that I could possibly outsource/hire out down the road so that I can scale and grow my business.Any stories, tips or advice you can provide would be greatly appreciated.  

Second, If anyone could refer to a good school that is affordable and actually helps you pass the test?  

I can see this described as RTO to the seller as a reference initially because it's easy for them to understand, but not an actual operator.  

I did a little work and found the company selling it, but they referred me to a property manager who is not responsive and seems like he's really not interested on helping to sell it.  

I've referred him a ton.

The 90 day protection period is completely standard and just refers to the properties the agent has brought to your attention.
