As the others indicated each lender has their own rules (referred to as overlays), when seeking mortgage financing like FHA or conventional is is always best to find a "direct lender" sometimes referred to as a "mortgage banker" as they do not have any bank overlays and underwrite the loans directly to the guidelines set by Fannie, Freddie, FHA, etc.

The 90 day protection period is completely standard and just refers to the properties the agent has brought to your attention.
