It will be month/month and LTR since the ADUs forbid me to rent short term at least for now.

We have to file the paperwork for the DC complaint.

Once you've been preapproved, you can find an investor-focused agent in your market that will set you up with an email list of properties that match your criteria. 

@Karl Kauper with a SF you can require the tenant to take care of lawn and snow, but they might not be up to your standards. 

@Cameron Porter +95% of the land bank inventory is already picked over by the time it hits the public.The only people we know that have bought ALL went over budget and only the increasing market covered what would have been losses.So, proceed VERY carefully!

As Pari said, you can learn notes and earn more than that, or if you want mailbox money and do no work, JV with a note investor and you can get 12%+ and your money is not tied up for years but on average 12-18 months (or less) depending on the deal.
