I've given this some thought and the reason why I've elected to do something remote is because the plan is to keep some as rentals at a later point.

Last week, they reached out and asked if I could provide them a lease to review, to which I indicated I was happy to do if they were certain they were electing to stay and for which option (frankly, not wasting my efforts preparing a lease if they're not planning to stay).

But there is a very limited exit strategy if you go to sell...location is basically everything for a park this small or you need to plan to buy other properties as well.MHP's this small will experience a higher expense ratio that the typical 30%-40% thrown around out there....Make sure to do your diligence, get a phase 1 done at the very least, and walk thru every home is they are POH's, and also make sure you can afford to replace something if it goes wrong...electical, HVAC in a home,etc.

I rented an office in 04 in Beaverton and the young agent working for Norris Beggs and simpson made a fee to lease it to us.. and I think he found me one more.. he worked his way up.. to now he is senior vice president of financing for NBS  I ran into him at PDX recently on his way for an upper level meeting in NYC  with the big wigs.. wearing a nice suit lookin sharp.. really proud of how he has grown .. not that i had anything to do with it.. but thats what commercial brokerage can do for you.Plus i sold one 5 mil apartment once.. cash ed a 100k commish check i bet i did not put more than 20 to 25 hours into that deal..

Rent control only benefits low income tenants at the expense of "rich" landlords who must have been handed their money, not that they earned it and have a right to keep it rather than give it away to people who chose not to go to college, build a career, etc. instead electing to go clubbing Friday and Saturday nights and having 5 kids with multiple partners.

I also have considered renting it which would generate an excellent cash flow around $6-$800/month.I elected a home inspection in my offer to ensure I could pull the plug if need be if it wasn't up to par when I went through.
