Tell the tenant to call the police and have them let you know when it happens.

So the police do not even respond to all crimes, which means people may or may not file a police report over the internet.  

Go for the eviction, and, frankly, i would report it to the police to be on the safe side.

@Amanda Whiteley If the people in the home are in fact tenants and they pay the property manangememt company after you switch, then what I was told was the tenant still owes you the money and the tenant  will need to report the money as stolen to the police and they will need to try to collect it that way.
